Summit Orthopedics Plymouth Bass Lake Clinic and Ambulatory Surgery Center was selected as one of Finance & Commerce’s Top Projects of 2025, recognizing Minnesota’s top design and construction projects for the year.
An independent panel of judges selected 50 honorees for the annual program. Projects are judged on their degree of difficulty, creativity in design, innovative construction techniques, cooperation among contractors and management, and sustainability efforts. Summit Orthopedics Plymouth Bass Lake Clinic & ASC

Summit Orthopedics’ new Plymouth Bass Lake Clinic and Plymouth Ambulatory Surgery Center (ASC) was developed by Scannell Properties as the first phase of the master redevelopment of the former 75-acre Prudential Insurance campus. The new 78,000 SF medical hub offers comprehensive orthopedics care, combining an ambulatory surgery center, clinic, physical therapy, imaging services, and urgent care.
This project included co-developers, real estate partners, medical tenant and project manager, two general contractors, and design team, plus a large network of consultants and subcontractors. Everyone involved went the extra mile to collaborate and achieve Summit Orthopedics’ patient-focused design goals, while delivering a building solution that established a solid foundation for The Boulevard redevelopment.
The planning of orthopedic patient care facilities requires an emphasis on accessibility and ease of mobility for all patients. Designed with a patient perspective, the building creates arrival experiences that provide convenience and reduce hardship. Parking was designed to reduce travel distances, along with incorporating major pedestrian aisles with benches to stop and rest. The challenge was balancing the need for maximum parking with creating a comfortable destination for patients to return to.
The integration of clinic, ambulatory surgery center and care suites was a challenge because of separation code requirements, licensing needs and life safety complexities. Applying past experiences with Summit ASC facilities, and developing a strong understanding of new operational goals for this campus, the team was able to coordinate successfully with Joint Commission, AHJs and the Health Department to create solutions that maximize flexibility as surgery approaches and patient care needs evolve.
