Forty-Forty Flats is a 100% affordable 118-unit apartment for seniors aged 55+, filling a need for affordable housing in a high rent district experiencing housing shortages for an aging population. The building includes a mix of studio, 1-bed and 2-bed units for residents with incomes at or below 30% to 80% of area median income.
Forty-Forty Flats is an innovative partnership between the City of Edina, the Edina Housing Foundation, non-profit and for-profit developers, Ecumen and Lupe Development, respectively, to create a model for permanent affordable housing.
The project redevelops a vacant site to create a walkable development connecting new residents and existing residential neighbors to nearby transit, medical and retail. Amenities include underground parking, fitness studio, rooftop lounge and deck, a generous multi-purpose room flexibly designed for art and community events, public art spaces and extensive landscaping.
