F&C Top Projects: Bhatti GI Clinic and Ambulatory Surgery Center

Bhatti GI Clinic and Ambulatory Surgery Center in Edina was selected as one of Finance & Commerce’s Top Projects of 2023, recognizing Minnesota’s top design and construction projects for the year.

An independent panel of judges selected 54 honorees for the annual program. Projects are judged on their degree of difficulty, creativity in design, innovative construction techniques, cooperation among contractors and management, and sustainability efforts. Judges noted the construction industry continued to experience challenges in 2023, from persistent inflation to higher interest rates and labor shortages, requiring flexibility to get projects successfully completed.

Bhatti GI Consultants, P.A. is led by Dr. Ahsan Bhatti who specializes in gastroenterology and the treatment of digestive diseases. To expand services to patients, Bhatti GI teamed with MSP Commercial to help them redevelop the site of an existing 1970s office building with a new 3-story ambulatory surgery center. 

A large footprint on a small site, the Bhatti GI Surgery Center maximizes its square footage with innovative building and site design features including a hydronic snow melt system, future vertical expansion accommodations, and structural enhancements. Bhatti GI Consultants’ second location features 100% indoor parking, with below grade parking for staff and ground-level parking for patients. The facility’s second floor operates as a full-service gastrointestinal specialty clinic, and the third floor is an ambulatory surgery center, complete with five operating rooms, labs and post-op/pre-op recovery rooms.

Green initiatives were implemented throughout the building as well as in the site plan and landscaping designs. With a focus on energy efficiency, the building qualified for two energy efficiency programs. Through Xcel Energy, comprehensive power modeling was completed to identify energy-efficient and cost-saving measures, creating future savings for the client and immediate rebate opportunities. The building also conformed to the Efficient Building Ordinance set forth by the City of Edina, which promotes increased energy efficiency, renewable energy sources, and reduced carbon emissions while supporting pathways to lower operating costs.

An innovative and unusual addition for a commercial site, this site includes a hydronic snow melt system, consisting of tubing installed beneath a paved surface which transfers warm water to heat drive lanes and parking areas. The installation of this eco-friendly system helps to decrease the use of road salt, which can be hazardous to local sewer systems and wildlife.

The only fully dedicated, stand-alone specialty clinic providing gastrointestinal and digestive care in the Edina and Richfield community, this clinic offers patients a streamlined visit with the added comforts of convenience and privacy.
